Hopkinton Holliston Westboro make Boston Magazine 50 Best Public High Schools

There are plenty of excellent school systems in Massachusetts. In the area which I cover Real Estate Hopkinton, Holliston, and Westboro made Boston Magazine's list of the 50 best public high schools in the state. The calculations of the best schools according to a detailed formula. According to Boston Magazine here is how they graded the schools:
"Our goal in compiling this year's list of the area's best public high schools was not to identify only those schools that are performing well, but also those doing so while operating efficiently, too. To gather our data, we consulted school officials, school websites, and the state Department of Education; if numbers were unavailable, we used data from previous surveys. If that failed, the mean for the category was used so as not to skew the analysis. Variables that would be expected to increase when enrollment rises were standardized in accordance with the size of the student body.
We gave our data to professor I. Elaine Allen, research director of the Arthur M. Blank Center for Entrepreneurship at Babson College, who calculated the rankings using a weighted average of cost and performance data over several years. Using correlation analysis, factor analysis, standardization of scores, and Grey relational analysis, Allen created a common metric for comparison.
Change over the previous three years was calculated to examine whether improved performance was related to change in spending. Because already-high-performing schools have little ability to increase their relative performance on standardized tests, two additional components were created: a factor for the relationship of a school's improvement to any increased costs, and a current cost-efficiency factor, which measures academic performance against dollars spent. These two factors were weighted equally and combined to provide the final ranking. Only grades 9 through 12 were included. And while only districtwide per-pupil expenditure figures were available, we still consider those numbers relevant indicators of how efficiently high schools are being run: Even if per-pupil expenditure varies, the way a district chooses to allocate its money is still an indicator of overall effectiveness."

Hopkinton High School came in ranked #24 for cost efficiency and #24 for academic performance. Hopkinton spent $11,114 per pupil.
Holliston High School came in ranked #35 for cost effeciency and #20 for academic performance. Holliston spent $9524 per pupil.
Westboro High School came in ranked #15 for cost effeciency and #16 for acedemic performance. Westboro spent
$12,555 per pupil.Hopkinton High School also recently was awarded Newsweek Magazine top 500 Schools in the country.
The quality of the towns school system will be a big variable in determining a towns Real Estate cache. A town with a good school system will almost always carry higher property values. Hopkinton, Holliston, and Westboro certainly offer a quality education and have been towns with an excellent reputation. All three towns apparently do pretty well in allocating their expenditures.

Apple Tree Hill Condos Hopkinton Massachusetts

Apple Tree Hill is situated off Rte 135 on Elm Street in Hopkinton Massachusetts. Apple Tree Hill was built in the late 70's. There are 32 units in this townhome neighborhood. Apple Tree Hill is an affordable complex that has great access to 495 and the Mass Pike.The 495 Interchange is only 1.5 miles from this location. These townhomes feature a spacious fireplaced family room with sliders to a private patio area in the rear. The 1st floor also includes a small eat-in kitchen and a dining room. The 2nd floor has two good size bedrooms and a full bath. There is also a 1/2 bath on the 1st floor.
Most of the units at Apple Tree Hill do not have basements and are built on slabs. There are a few units that do have full basements. These townhomes have electric heat pumps as a heating source with central air.

The exterior of these condos feature a combination of brick and vinyl.
Apple Tree's condo fees are around $250 per month. Apple Tree Hill is an affordable neighborhood that has great access to 495 and the Mass Pike. Market values at Apple Tree Hill as of August 2008 are around the low 200's to 230k.

The Preserve Condo's Hopkinton Massachusetts

The Preserve is the only gated community in Hopkinton Massachusetts. The Street leading into the Preserve is Forest Lane. There are 40 townhomes in this neighborhood located directly across from the Hopkinton State Park on Rte 85. The prices in The Preserve generally range from the low $300's up to the $400k price point as of August 2008.The Preserve is one of the better condo values in Hopkinton. At The Preserve you are able to get a one car attached garage and a decent amount of living space with some nice amenities. The square footage of the townhomes runs from around 1650 to 1800 exclusive of any finished basement space.

The condo fees in this neighborhood range from around $437-$496 per month. This neighborhood was built in the late 1980's.
These units have a 1 car garage. The interiors are spacious and well designed. There is an abundance of nature light in the kitchens in these condos, especially in the end units which have a nice walk-out bay eating area. The 1st floors offer an open floor plan including a formal dining room and a fireplace family room with a real brick masonary fireplace. There are harwood floors and crown moldings in most of the homes.
The bedrooms in the Preserve are also quite spacious and can easily accomodate large furniture. The master suite usually has a cathedral ceiling which creates a nice sense of space.
The Preserve has an excellent commuting location as it is close to Rte 9 and the Mass Pike. The MBTA is also just a 1/2 mile down the road in Southboro for those who like using the train to get to Boston.
If The Preserve is a bit out of your price range you may want to check out the Indianbrook townhomes which are priced in the mid to upper 200's. If you can afford a town home that is slightly more expensive and has a few more features and amenities you may want to look at The Village at Highland Park.

The Village at Highland Park Hopkinton Massachusetts

The Village at Highland park in Hopkinton is one of the nicer condominium neighborhoods in all of Metrowest Massachusetts. These condominium/town homes have distinct exteriors and interiors. There are tremendous architectural details accompanying each of these rich looking units.
The Village at Highland Park was built by Hallmark Properties, a well respected design build firm based here in Hopkinton.
There are 26 homes in this tightly knit community. The Village of Highland Park is located on Wedgewood Drive off of Cedar Street Extension. This neighborhood has great access to Rte 85 and is just down the street from the MBTA station on the Southboro/Hopkinton line.
The neighborhood is also just down the street from the Hopkinton State Park which offers great recreational activities.

The Village at Highland Park is nestled beautifully into the country side and is surrounded by mature greenery and landscape. This townhome neighborhood can be found just as you enter the Highland Park subdivision from the back end of Cedar Street Extension. Highland Park is one of the top luxury home subdivisions in Hopkinton. The homes in Highland Park go all the way up to a Million+.
The condo fee at The Village at Highland Park is a rather steep $589 per month. Some of the interior features include 1st and 2nd floor master suites, crown moldings, vaulted ceilings, and beautiful kitchens with Corian or granite counters.
These townhomes feature detached garages connected by breezeways, beautiful courtyards, and front porches.The landscape includes an abundance of stone walls, brick paver walk ways, and bluestone steps. There was no expense spaired inside and out in these quality homes.
The details are evident in these units. Prior to some of the newer town homes built in hopkinton over the last few years, The Village at Highland park was the place to be if you wanted to own a luxury townhome. This Hopkinton neighborhood won four PRISM design awards given by The Greater Boston Real Estate Association.
The price range of the town homes at The Village at Highland Park is currently in the mid 300's to mid 400's as of August 2008.
If The Village at Highland Park is a bit out of your price range you may want to check out the Indianbrook townhomes which are priced in the mid to upper 200's or The Preserve which is slighty lower and price and has a lower condo fee.

Indianbrook Condos Hopkinton Massachusetts

The "Indianbrook" Condo's are situated off Route 135 on Elm Street in Hopkinton. Indianbrook was built in the 1980's. There are 112 town homes in this popular neighborhood. Indian Brook is one of the most well maintained condominium neighborhoods in town.The condo fees range from approximately the low 300's - $350 per month. The Indianbrook condos are 2 bedrooms and 1.5 or 2 full baths. The End units have a 1st and 2nd floor bedroom with a full bath on each level. The middle unit has both bedrooms on the 2nd floor. The middle unit has a full bath on the 1st floor and a 1/2 bath on the 1st floor.
There are trade offs in both units. While most buyers typically like end units for privacy and noise issues, the middle units at Indian Brook have more 1st floor living space. There is very little correlation in pricing based on upon these town homes being middle or end units because of this factor..
The Indianbrook town homes have full basements which many owners have finished, creating additional living space. Some of the highlights of these units include vaulted ceilings, fireplaces, loft areas, and some with hardwood floors. The units have two parking spaces. The prices range from the $260's - to high 280's as of August 2008. Indian Brook has been an area that most of the residents have been very happy with. I have always been impressed by how well the grounds are kept. The Indian Brook neighborhood is only 1 mile from the 495 interchange which allows for an easy commute to Boston.

In July of 2008 there was 8 homes that closed within the month for Northbridge Massachusetts. This is a decrease of 1 units as there were 9 homes that closed in July of 2007.
The Average list price for the homes that closed in Northbridge for July of 2007 was $340,256
The Average list price for the homes that closed in Northbridge for July of 2008 was $390,400
The Average sale price for the homes that closed in Northbridge for July of 2007 was $333,877
The Average sale price for the homes that closed in Northbridge for July of 2008 was $384,113
The Average Market time for the homes that closed in Northbridge in July of 2007 was 76 days.
The Average Market time for the homes that closed in Northbridge July of 2008 was 205 days.
6 homes went under agreement in Northbridge Masssachusetts in the month of July. The average list price of the homes that went under agreement was $233,100. The average time on the market for these Northbridge MA homes was 192 days.
January - July Market Statistics for Northbridge Massachusetts
In Northbridge MA for the period of January to July of 2007 there were 78 properties sold.
In Northbridge MA for the period of January to July 2008 there were 47 properties sold.
In Northbridge MA for the period of January to July in 2007 the average list price was $365,504 the average sale price was $354,445 and the average market time was 174 days.
In Northbridge MA for the period of January to July in 2008 the average list price was $323,085 the average sale price was $313,370 and the average time on the market was 189 days.
** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Northbridge Massachusetts.
In comparing year over year longer term data for Northbridge MA, the average list price and sale price both went down year over year from January to July. This can be attributed to the on going weakness in the real estate market. The average days on the market for the same period in Northbridge MA was very similiar . The number of homes sold in the January to July time period is down substantially from the previous year.
These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price as well as the number of homes sold for the January to July time frame.
Selling a home in Northbridge Massachusetts or other Metrowest town is heavily dependant on pricing your home properly and picking an agent that will create an "online market presence" for your home. As a home seller, you need to be aware that the market in Northbridge and many other Metrowest communities has changed over the last three and a half years. We are no longer
