• First Time Home Buyers Score Big With New Housing Bill

  First time home buyers will receive a nice gift from the Federal Government when they prepare their tax returns for 2008 or 2009.  The new tax credit will provide first time home buyers a tax benefit that is essentially a 15-year interest-free loan (up to $7,500 depending on your tax status) for first time home buyers purchasing a home between April 9, 2008 and June 30, 2009.  The benefit begins to phase out for single people earning more than $75,000 or couples earning more than $150,000.  The real benefit of this tax credit is that is reduces your tax liability dollar for dollar, thereby increasing your IRS refund by up to the program limit of $7,500.  So if you are getting back $1,000 on your tax return, it will increase to $8,500.  Or if you owe $5,000 to the IRS, you will still get back $2,500.

  It's a Buyer's Market: Get more for your money: For the first time in a long time, relax. You're buying a home and you're in the driver's seat. At least for now, you can get a great deal on a new home in the Tacoma, South Puget Sound area. Builders are offering upgrades, mortgage interest buy-downs and a host of other incentives. 
  
  Tax Benefits: Looking for a way to lower your taxes? Who isn't? As a homeowner, if the value of your home exceeds your mortgage, you can subtract the interest incurred from your mortgage payment as well as deduct your property taxes from your taxable income, saving you money.

  Great Selections: You're ready to move now. You don't want to wait 6 to 7 months for your dream home to be built. Plan a weekend to visit communities in Tacoma, Gig Harbor, & Puyallup, and what you'll discover is an ample variety of move-in-now homes. • How Does the HomeBuyerRewards Program Work?

  We get asked this question quite a bit, so we have decided to write a blog post that explains how homebuyers can take advantage of this unique program.  To begin, we have to explain how the real estate industry has evolved.  Prior to the Internet, most real estate information was disseminated via local real estate companies and agents.  If you wanted to know what homes were on the market or what a particular home sold for, you had to contact a local agent.  Fast forward to today, and all this information is now readily available on a variety of different websites.   The National Association of Realtors projects 80-90% of homebuyers are using the Internet to gather information about the homebuying & financing process.  HomeBuyerRewards.com was created especially for the Do-it-Yourself types.  Those that are familiar with the area they want to buy in, comfortable with real estate process, and simply need a professional to handle the paperwork. 

  Here's how HomeBuyerRewards works.

  Step 1:   Call our office at (253) 472-1500 and get started with your mortgage pre-approval.  Our affiliate mortgage company will prepare all the necessary paperwork to get your mortgage pre-approved. 

  Step 2:  Search around the various websites looking for your dream home.  Sites like HomeBuyerRewards.com, JohnLScott.com, Windermere.com or Remax.com are great sites to get started. 

  Step 3:  Once you have narrowed your home search down to the homes you would like more information on, email our office with the MLS numbers or the property address.  We will prepare a market analysis and begin to schedule your home tour. 

  Step 4:  We tour the homes you have identified in step 3.  If you are ready to make an offer we will head back to the office and complete the paperwork.  If not, it's back to step 2 to identify another group of homes to view.

  Step 5:  Once your contract has been accepted, we process the mortgage paperwork, handle all the inspection details, coordinate with the title and escrow companies to insure a smooth transaction. 

  Step 6:  Closing - Use your HomeBuyerRewards Rebate as a credit towards your closing costs, property upgrades or as a check paid to you after closing.  Here's an easy way to calculate your rebate.  Most homes pay the buyer's agent 3%, so multiply the sales price by 3%, then divide by 2.  Example:  $400,000 sales price X 3% = 12,000.  12,000 / 2 = $6,000 your HomeBuyerRewards Rebate!  ** In some cases the commission is less than 3%, actual rebate may vary.
